Home sellers in Warren County also experienced a drop in the average sale price- but not in the number of homes sold.

  2012   2013
  # Units Avg Sales Price # Units Avg Sales Price
Butler 178 $117,345 264 $128,374
Clermont 106 $132,559 132 $1667,571
Hamilton 392 $143,624 459 $147,511
Warren 105 $221,968 117 $196,238

It’s hard to pinpoint the exact conditions that impacted home sales in January- weather, continuing uncertainty over the economy, lack of inventory or some other unknowns.  One conclusion that easy to conclude from the chart above is -moderate priced homes were in demand in during December / January.  Time (and weather conditions) will tell if the uptick in sales and average sale prices will continue throughout the year.
