Are You a Biscuit or a Bagel?

After over 2 decades in Cincinnati real estate I’ve concluded that most buyers and sellers fall into 2 categories either a biscuit or bagel.  Both are delicious.  Toasted bagels smothered in cream cheese or freshly baked biscuits right out the oven with my favorite jelly or dripping with honey- honestly I really can’t pick one over the other.  Let’s face it both bagels and biscuits share some basic ingredients, flour, salt and sugar.  Adding yeast to bagels enhances the chewiness factor and the shortening in biscuits  fosters “melt in your mouth taste” as well as crumbs all over your clothes.  But wait this isn’t a cooking lesson.  It’s about real estate.

Are you a bagel or a biscuit?

  • Do you come into the negotiation with a long, long  list and keep chewing until you get what you want and/or get mad and move on to the next deal?  Bagel
  • Anxious and unable to contain yourself, assuming the worst and crumbling before any counter offer is read?  Biscuit
  • Make a first impression of being intelligent, good looking and sweet and then drop globs all over the realtor, your spouse or anyone within reach, because you think every deal should be exactly like the ones you watched on HGTV?  Biscuit.
  • Touch exterior, making lots of demands but once you break through the thick outside, inside you’re pretty good and easy to chew?  Bagel

Not every buyer or seller is an extreme sitting at one end of the spectrum or the other.  Many have characteristics of both and sometimes become baguits or bisgels leaving lots of crumbs around that need to be swept up at the end of the deal.  Some buyers/sellers have been burned in the past and morph into something unexpected. When this happens it reminds me of  an Ann Arbor special called  “Fragel” which is a deep fried bagel.  The point is buyers and sellers in the greater Cincinnati real estate market have far more in common than they might think. And sometimes stepping back from all the miniscule details of buying and selling to take a look at similarities and not just the differences, can help move your deal along.

So what are you?  Biscuit or Bagel?
