In August 70 homes and 15 condos closed in West Chester, 5 homes and 1 condo in Beckett Ridge and 46 homes and 2 condos in Liberty Township. Closings were up in all the areas-but Liberty Township’s single family homes.

The trend of lower closing prices and higher listing prices continues.

The difference is a few thousand dollars, but it makes you wonder why sellers would list at a higher price and sit on the market longer- before lowering the price hoping for a buyer to come back and make an offer. Realistically buyers have about 2 weeks left to buy a home using the First Time Home Buyer Tax Credit. Contracts must close by November 30th- and with the Thanksgiving holiday-smart buyers are scheduling their closings for mid November.Questions about the current market for your property? I was at one point interested in investing in Cincy when things were going much better for me. Not now, alas.

We have a site that is devoted to seller financing and we have properties from Cincy on it. We are trying to encourage others to feel free to list. (Cause it’s free.) Owner financing homes all over the US.
