Realtors often hear the expressions ….”looking for the perfect home”, “we’ll know it when we see it”, “aren’t there any other houses we can look at?”.
Well buyers time is running out on the first time home buyer tax credit. And waiting until the last minute to purchase with the hope of closing at the end of November may leave some buyers $8,000. short at closing. Dan Green’s Mortgage Reportsdetails the timelines buyers and Realtors should be following in November.
So to be on the safe side -shoot for a mid November closing which means purchase contracts need to be in the “hopper” by the end of September.
According to the Multiple Listing Service of Greater Cincinnati the average sale price for single family homes from 01/01/09-08/31/09 in Butler County was $143,273 and, currently, there are 877 active listings on the market priced at $145,000 and below. Hamilton County average sale price was $145,964 with 2402 houses on the market priced between $1,000- $147,000. Lots of housing options.
