The market for single family homes and condominiums looks different when comparing volume of inventory to units being sold.

Sellers in Liberty Township, West Chester, Fairfield and the rest of Butler County need to take into account the number of new listings hitting the market each month (blue column), total active inventory (reddish column) and the low number of pending sales (lime green column).
Each month the number of new listings is more than the number being sold and until there is a shift - it’s a buyer’s market.
To use a auto analogy- there are a lot of “cars” sitting on the lot- so “get smart” when pricing your property for the market.
