Buyers beware! Some sellers don’t want you to spend much time looking at their property!

If you live in West Chester, Cincinnati, Fairfield or anywhere in the area and your home is currently on the market this summer- keep the air conditioning running.

Many sellers are allowing the temperature in their homes to rise to uncomfortable levels.  As southeastern Ohio’s weather heats up and buyers are running in and out of properties- a hot house is a quick turn off!

No matter how cute your house or condo may be- nobody enjoys gasping for breath or, do I dare say “sweating” as they walk through the property.

Keep buyers comfortable to ensure they really take the time to “fall in love” with your house or condo.

What do the numbers 28, 263 and 1,000,000 have in common?

Well if you are shopping for a condo or single family home in the greater Cincinnati area-there are 28 condos and 263 single family homes currently listed for $1,000,000 or more.

The highest list prices-for a home in Indian Hill $6,580,000 (1127019) and  a condo in Walnut Hills listed for $2,950,000 (1098158).

Boating on the Ohio River is similar to house hunting………

From a distance and on the camera’s LCD screen everything looked great.

But upon closer inspection, the pictures were a little hazy and sometimes not quite centered……often the same thing happens when buyers look at 15 homes in day.  It is easy to confuse the memory and the reality.

Property in the Mason School District continues to sell!

The average list and pending price for single family homes rose slightly, while the average list and pending price for condos declined.

In Mason Ohio during the last 6 weeks approximately 144 single family homes were sold/closed.  An estimated 28 condos sold/closed within the same time frame.

In today’s different market  many mortgage companies are requiring more money down- and pending sales may fall apart because the buyer doesn’t have additional funds.

The number of real estate closings in Mason reflects strong buyers.
