Know Your ##’s in the Greater Cincinnati Real Estate Market

Roller Coaster Real Estate MarketDuring the last seven days a lot has been happening in the local real estate market.

While the national news screams about the housing rooler coaster spiral (and there are many markets outside of our area that are in a deep housing decline) our market has slowed but not died. 

 In Hamilton, Butler, Warren and Clermont 1126 new residential listings were entered into the Greater Cincinnati Multiple Listing Service (MLS).  Not all of these properties are “really brand new” on the market.  Some may be older listings whose sellers decided to reprice and re-list. 

However, for the average consumer there is a lot of property to look at before making the final decision to purchase.

In Hamilton County 605 new listing popped onto the market and 329 properties were marked as “pending” in the MLS.  Not exactly a poor turn around for the seven day time-frame. 

In Warren County, specifically the Mason, Landon, Hamilton Township, Maineville areas posted 74 new listings and 42 pendings.  Some of the properties were on the market for less than three weeks- proving again (and again) that correctly pricing is the key to moving inventory.

Review of Butler County indicates a lot of activity in the West Chester, Liberty Township, Beckett Ridge areas with 66 properties added to the inventory and 53 pending sales.  Not quite a one-for-one swap of pendings to new inventory- but definitely not a slump or downward spiral.

The homes in the Fairfield School District (Fairfield and Fairfield Township) posted 41 new listings and 16 pending sales. 

What can the average buyer or seller determine from these numbers? 

Our area real estate market is not dead or dying!
